Johnby Hall Barn

This is a fantastic location for those after sophisticated living and outdoor adventures. Just 1.5 miles away the quintessential English village of Greystoke is home to a heated open-air swimming pool and a friendly pub. Walkers can take on the heights of Eycott Hill 2.5 miles away or Berrier Hill 5 miles away while cyclists can join the popular Coast to Coast route which passes through the edge of the village or there are off-road tracks in Greystoke Forest. Penrith is just 6.5 miles away and provides a good selection of independent shops and eateries while Keswick 14.5 miles away offers a range of outdoor activities including canyoning hydrospeeding and paddle-boarding. Sympathetically converted this former barn retains much of its original charm through exposed beams and double-height ceilings creating a feeling of space and light throughout. At one end of the large open-plan living space is a country-style kitchen fitted with a fan oven halogen hobs fridge freezer washing machine and dishwasher. There s also a farmhouse table at this end with seating for four. The lounge occupies the other side of the room and features a sofa rocking chair and TV. A corridor leads to the two bedrooms: the master with a king-size bed and antique furniture and a bunk bedroom with beds in an L shaped configuration. The bedrooms share a contemporary shower room with a large drencher head perfect for massaging tired muscles after long walks. The main living space opens onto a delightful enclosed sun trap garden for enjoying a morning cup of coffee. Beyond this lie extensive shared grounds complete with a walled orchard large lawns play area summer house woodland and resident pigs. There is off-road parking for several cars. Need to know: Sleeps 4 due to the layout the property is best suited to 2 adults & 2 children. 2 bedrooms 1 king size and bunk bedroom. 1 shower room. Fan oven, halogen hobs, fridge, freezer, washing machine and dishwasher. Freeview TV. Firestick. 4 dogs welcome at no extra cost. Enclosed shared formal gardens, shared grounds with walled orchard and woodland. Your own enclosed are for letting dogs out. Off road parking for several cars. Seven and three quarter miles and three and a half hours for 260 metres of climb: the Roman road out of Pooley Bridge onto the limestone shoulder of Heughscar Hill, past the Cockpit stone circle and back along the Ullswater Way above the lake. It starts at the Dunmallard car park on the far side of Pooley Bridge, which is paid, holds around 100 cars and fills by half past ten in summer; the Ullswater Steamers pier is five minutes away and takes dogs, which opens up a one-way version. The fell is dry turf and old track, kind on paws, and the lake shore at the end gives a swim, but the whole hill is unfenced common with sheep and nesting waders in spring, and the Ullswater Way passes through several grazed farm fields.

Its own listing says walkers, cyclists and dogs are welcome, and it is open 9.30am to 4pm every day except Christmas Day, Boxing Day and New Year's Day, which makes it the one reliable winter stop between Keswick and Penrith. Soups, scones and cakes are made on the premises, and there is a car park behind the hall. It sits at the foot of Blencathra and beside the Keswick to Threlkeld railway path.

A former coaching inn in the middle of Threlkeld, fifty yards down the road from its sister pub the Horse and Farrier, under the south face of Blencathra. Six and a quarter miles and about two and three quarter hours with almost no climb, out along the old Cockermouth, Keswick and Penrith trackbed above the river Greta and back by the field paths on the far bank. It starts at the Threlkeld end, where the free village car park by the old quarry is the sensible choice - Keswick's car parks are paid and the walk can equally be done from there. The trackbed is surfaced, traffic-free and level, with eight bridges and two tunnels over and through the gorge, which makes it the best route in the north Lakes for an old dog or a hot day; the river runs alongside for drinking, but the return field paths are grazed and the path is shared with cyclists throughout.

Six and a quarter miles and about three hours for 250 metres of climb, up the broad green track from Askham onto the open limestone commons and out to the Cockpit, a Bronze Age ring on the old Roman road above Ullswater. It starts on the wide green in Askham village, where there is free roadside parking for a couple of dozen cars either side of the green - the only free parking of its kind this close to Ullswater. The going is short dry turf on ancient tracks, easy for a dog and with big open views, but this is unfenced common grazed by sheep and Fell ponies all year, the ground holds nesting curlew and lapwing from April to July when leads are essential, and there is no water at all on the fell.

Five and three quarter miles and about two and a half hours on almost flat ground, out of Penrith along the Eamont to the red sandstone keep of Brougham Castle and back by Brougham Hall's craft yards. It starts in Penrith town centre, ten minutes from the station on the West Coast main line, and the town's Sandgate and Bluebell Lane car parks are paid but inexpensive. The riverside path is level, shaded and gives constant water access, and dogs are welcome in the outer grounds of Brougham Hall and in its courtyard cafes; the field paths between are grazed by cattle in summer, there are two narrow squeeze stiles, and a quarter mile of the return uses the verge of a busy lane.

Two and three quarter miles and an hour and a quarter, a hundred metres of climb through the beech plantation to the little pyramid-roofed beacon tower above the town, with the north Pennines on one side and the Lakeland fells on the other. It starts at the Cold Springs community nature reserve on Beacon Edge, where there is free roadside parking for about a dozen cars; from the town centre it is a fifteen-minute walk uphill instead. Most of the route is inside enclosed woodland where a dog can be off the lead, and the reserve at the bottom has open grassland, but the woods are shared with local dog walkers and the summit clearing gives out onto grazed fields - the lead goes on at the top gate.
