This superb inverse-level barn conversion situated on a working farm nestles on the edge of the owner s farmyard yet where privacy is assured. Enjoy views over open countryside and fields of sheep and alpacas. Wallow in your own private hot tub on the raised decked balcony. Or just relax as you watch the sun setting. An easy drive to the sandy beach at Westward Ho! And Saunton Sands both 18.5 miles Croyde a little further 20 miles and the Tarka Trail 11.6 miles where you can partake in traffic free walking or cycling. Local attractions include Quince Honey Farm (5.2 miles) Dartington Crystal (13.9) Rosemoor Gardens (14.6 miles) The Big Sheep (19.4 miles) Exmoor Steam Railway (9.2 miles) and Cobbatton Combat Museum (3.5 miles). As you enter this delightful barn via the raised decked balcony you find yourself in the entrance area with ample space for coats shoes and boots before stepping up to the impressive open-plan lounge/kitchen/diner offering space and contemporary styling. Well-equipped with everything you need the comfy sofas and the Smart TV beckons you to relax and put your feet up. In the beams is a large wooden box which for the past two years they have had owls nesting in. The dining area allows everyone to sit together whilst preparing food in the well fitted kitchen area. Heading on down the staircase to the sleeping accommodation you ll find two bedrooms one having a super-king-size bed and en-suite shower and WC. The other bedroom has a super-king-size zip-and-link (which can be made into a twin on request) this room also has a en-suite but with the added benefit of a bath separate shower and WC. Stepping outside from the living space is a large decked balcony with garden table and chairs and offering views of Exmoor which can be enjoyed from the hot tub. Steps lead down to an enclosed gated garden area. A short walk from the cottage is a private dog exercise field which your four legged friend will love! There is ample parking and an EV charger is available to use payable direct to the owner Need to know: 2 bedrooms 1 super king, 1 super king size (zip and link beds can be made into twins in advance). 2 bathrooms 1 en suite shower room with WC, 1 en suite with bath, separate shower and WC. Range style electric oven and hob, microwave, fridge/freezer, dishwasher, washing machine and tumble drier. Travel cot and highchair available. Smart TV in the lounge. Enclosed rear garden with raised decked balcony private hot tub and garden furniture. Private parking for up to 3 cars. Designated private field available for exercising dogs a short walk from the cottage. Outside hose available for washing off muddy paws. Dogs must be kept on a lead when outside the perimeter fence of the property (livestock in surrounding fields). EV charger available payable direct to the owner.
