This lovely family friendly cottage is located right in the heart of the village of Polruan within 200 yards of the quay with two pubs to choose from two cafes the village shop and post office on the quay itself. Take the passenger ferry across to Fowey with further independent shops places to eat and art galleries. Heading a little further afield and visit the Eden Project The Lost Gardens of Heligan or Cardinham Woods with its waymarked trails and miles of tracks and paths weaving through 650-acres of scenic woodland. The South West Coast Path is right on your door step which offers plenty of opportunities to blow away the cobwebs. For those looking for a bit more adventure visit Adrenalin Quarry KartWorld or The Barn Indoor Climbing wall. Enter the 3-storey property on the ground floor into the sitting room which oozes character with original slate flooring and multi-fuel fire perfect for a cosy night in with the family. In the sitting room you will find a comfy bay window seat with a glimpse of the water. You will also find the first of two staircases leading up to a play/reading room and one of the three bedrooms. The master bedroom is accessed through the reading/playroom up a further set of stairs which are steep but have a handrail and is complete with a shower and separate WC. Heading back downstairs completing the ground floor is a charming farmhouse style kitchen/ dining area well equipped with stylish Ever- hot range cooker fridge/ freezer dishwasher microwave and adjoining utility area with washing machine and tumble dryer. Large dining table with seating for 6-8 guests so the whole family can cook and dine together. There is also a family bathroom newly refurbished for 2023 just off the kitchen with a separate shower bath with a hand held shower and WC. Please note that there is reduced ceiling height. Polruan is a quaint little village situated on a very steep hill, so access to some parts of the village can be challenging. There are many small winding streets that are not suitable for cars, therefore many properties in Polruan do not have private parking. Perfectly positioned in the traditional fishing village of Polruan with two tidal beach shop and two pubs within easy walking distance. Take the passenger ferry to Fowey where you will find a great selection of shops pubs and restaurants. From Fowey there is a ferry which runs to the nearby fishing town of Mevagissey there is also a car ferry which runs from Bodinnick. Should you prefer to explore the area on foot there are plenty of walks to be found including the South West Coast Path and Hall Walk. Heading further afield are the towns of Polperro and Looe with their rugged coastlines. Enter the property in through the small porch where you will find space for walking boots this leads into the snug and cosy lounge with wood burner effect electric fire and TV/DVD. From the lounge is the dining room where you will find a dining table with seating for four. From the dining room take the step up into the kitchen please mind your head as the ceiling is low at this point. The unusually shaped kitchen has an electric oven and hob microwave fridge and table top freezer. Heading upstairs to the first floor you will find two bedrooms one double with views over the river and one single room with additional pull out bed suitable for a child. Also on this floor is the family bathroom with shower over bath and WC. There is no outside space however the cottage is within paces from the beach and village Quay. Spacious cottage with fabulous waterside views the perfect family retreat. This traditional-style cottage lies in the heart of the ancient fishing village of Polruan and pretty Fowey sits just across the estuary with its pubs and restaurants it s just a short ferry ride away. The village itself has a small shop bakery cafe and a couple of good pubs which serve food. There is a ferry service to Fowey which runs every 15 minutes giving access to further shops and eateries. There is only one road into Polruan which ends by the quay close to the tidal beach making the village a quiet and peaceful destination to retreat to. It is ideally situated for visiting attractions such as the Eden Project (16 miles) or Ferryside where Daphne Du Maurier wrote her first novel. The property also offers easy access to the South West Coast Path. Enter into the cottage and the large kitchen with a dining table and plenty of space to socialise whilst cooking. With great views from the kitchen window it s a wonderful spot to gather after a day of exploring the gems of Cornwall. Moving through the kitchen and into a hallway you will find the living room and bedrooms all come off this area. The lounge is spacious with lovely large windows overlooking Polruan and the sea. You will also find a separate seating area perfect for reading a book or watching the ever-changing tides. Next door is a delightful shower room completes this retreat.
