Located on the shingly beach at Pett Level this property is ideal for children and guests looking for an old fashioned seaside break. Surrounded by glorious countryside keen walkers and cyclists can explore the Rye Harbour Nature Reserve or Fairlight Country Park which are both on your doorstep. Slightly further afield is the pretty medieval town of Rye famous for its cobbled streets and smuggling stories. Take a trip to nearby Hastings Old Town where there is a wealth of independent shops cafes and restaurants coupled with seaside attractions to keep all the family entertained. The front door opens into a small porch where you can leave your coats and shoes before continuing through to the open plan lounge and kitchen. The lounge area is cosy and inviting with a sofa armchairs and a TV/DVD. The kitchen offers an electric oven and induction hob microwave and fridge there is a freezer located in the utility area under the stairs. Once you ve finished preparing your meals enjoy them in the conservatory which is a light and bright room with a 3 seater sofa retro armchair and a seating for four at the dining table and a large selection of games in the cupboard to while away the afternoon. French doors from the conservatory open into the garden. The downstairs bedroom leads off the lounge and has twin zip-and-link beds (which can be made up as a king-size on request). There is also a downstairs WC just off the porch. Steep turned stairs from the hallway lead up to the first floor where there is a spacious double bedroom and a compact and bijou bathroom with a hand-held shower over the bath sink and a WC. The property has gas central heating. Outside a patio area is the perfect spot to enjoy a summer BBQ or morning coffee. The patio gives way to a lovely cottage style garden with a set of steep steps that run up to the shingled beach allowing you to make the most of this spectacular location all day long. Unrestricted parking is available opposite the property (subject to availability). Need to know: 2 bedrooms 1 double and 1 twin zip and link (which can be made up as a king size on request). 1 bijou bathroom with hand held shower over the bath and WC plus a further separate WC. Shop, pub and restaurant 1 mile, beach within walking distance. There is approximately 2.5 miles of dog friendly beach from Pett Level to Winchelsea beach, some other areas have restriction between 1st May and 30th September but these are clearly outlined on the maps on the promenade. Charcoal BBQ available. TV/DVD in lounge.
