Set in the heart of a 500 acre working farm converting to organic certification this beautiful converted barn is perfect for families wishing to get away from it all whilst being within easy reach of local attractions. There is an independent farm shop and a café close at hand or head 5 miles north east to the historic town of Sherborne which is a haven for foodies as well as lovers of history as it has a striking abbey two castles and boutique shops within its honey-coloured streets. There is a wide choice of exclusive way-marked farm walking and local public footpaths. Travel to pretty villages such as Cerne Abbas home to the famous hillside chalk giant the gardens of Mapperton and Abbotsbury or the National Trust property Montacute home of the summer parkrun. Or for keen anglers guests can arrange fishing at the nearby Sutton Bingham Reservoir. Crossing the characterful courtyard will take you to the first entrance door leading into the main accommodation of this stone-built single-storey property that sleeps six. Inside you are met with a striking and thoughtfully designed open-plan lounge/kitchen/diner with a vaulted ceiling wood burner and Smart TV. The fully equipped kitchen area is set to the left complete with an electric oven and hob fridge/freezer microwave and dishwasher. Leading from here you will find an inviting super-king-size zip-and-link (which can be made into a twin on request) with a contemporary en-suite shower room and WC. Heading back across the open-plan living space you will find a king-size zip-and-link bedroom (which can be made into 2 6 twins on request) with an en-suite shower room and WC. Just next door is a cosy 2 6 twin zip-and-link (which can be made into a king-size on request) with a stylish bathroom just opposite including a shower over the bath and WC. The annexe accommodation sleeping a further two people is set to the right of the courtyard and has a separate outdoor entrance. Here you will find a second open-plan lounge/kitchen/diner with an electric oven and hob fridge/freezer and dishwasher. There is space for eight to dine in comfort here you can enjoy a peaceful evening for two beside the wood burner with a favourite programme on the Smart TV. The final bedroom is a king-size zip-and-link room (which can be made into 2 6 twin on request) with a Smart TV and has a luxurious en-suite bathroom with a bath separate shower and WC. This property has many wonderful features outdoors as well as within. Across the landscaped courtyard is a games room with table tennis a dart board a pool table and a bar with a wine cooler and beer fridge as well as a useful laundry area with a washing machine and tumble dryer and a window looking out onto the tractor yard. A hot tub is set within the courtyard alongside garden furniture and a charcoal BBQ making this the ultimate destination property. Those wishing to get active can play a match on the shared tennis court on-site take a walk through the woods or enjoy a picnic in the paddock while your four-legged friends roam free in safety. Guided tours of the farm are available including tractors and machinery used to produce organic arable crops and the rearing of cattle and sheep. There is ample off-road parking for four cars. Electric oven and hob, fridge/freezer and dishwasher in the main kitchen and within the annexe. Utility area with washing machine and tumble dryer. Travel cot and high chair available on request. 2 wood burners (logs included). Smart TVs in lounge and in annexe lounge and bedroom. Games room with table tennis, air hockey, dartboard, pool table and bar area with wine cooler and beer fridge (guests are welcome to take their own beverages). Secure bike storage available in the games room. Enclosed courtyard garden with hot tub, BBQ (charcoal included which is produced from the farm) and furniture, plus separate enclosed paddock for picnics and dog walking. Walks (largely fenced) from the doorstep on the owner's land 4 routes to choose from. Dog towels and beach towels available. Outdoor tap for muddy boots and paws. Shared tennis court tennis rackets and balls are available to borrow. Tours of the farm can be arranged direct with the owner. Farm produce available in season. EV charger onsite 20 per week per vehicle, payable directly to the owner. Ample off road parking for 4 cars. Pub 1.5 miles, farm shop and café within walking distance. Discounts for couples booking the annexe during off peak periods, please enquire. Increased accessibility ramps into the two main entrances (please contact us with any specific requirements). The owners' gardens are open to the public 4 days a year as part of the National Garden Scheme. The paddock will also be open to the public on these days and guests may see some additional activity around the farm and grounds. Guests will still have private use of the courtyard outside the property and guests are also welcome to view the owners' gardens. Adjacent to the owners home yet offering a good degree of seclusion this spacious cottage is set in a tranquil position on the banks of the River Wriggle and is ideally situated for exploring the much photographed Jurassic Coast as well as the beautiful countryside of both Dorset and Somerset. Conveniently positioned on the edge of the pretty village of Chetnole you will find a popular pub nearby and a useful convenience store a short drive away. This picturesque area has an abundance of pretty towns and villages to explore including the charming market town of Sherborne which has an historic abbey two castles as well as quaint streets lined with boutique shops and artisan eateries. A shared drive leads you to the private entrance which has a step up to the front door. Once inside the cottage you are met by a spacious hallway that leads firstly to the twin bedroom which is a peaceful spot overlooking the garden. You will also find a separate WC. Heading on from here is the bright and airy lounge which has a warming wood burner (first basket of logs included further logs available to purchase from the owner) TV/DVD and a Juliet balcony which looks out over the garden and gives glimpses of the river beyond. Moving along the hallway you will find the contemporary bathroom with shower over bath and WC as well as a further king-size bedroom. The spacious kitchen/diner is well-equipped with an electric oven and gas hob microwave and fridge/freezer and is the ideal place to relax with the family as it also has a TV. There is also a utility area which has a dishwasher washing machine and door leading to the terrace and garden. Once outside you will find a sunny terrace overlooking part of the owners garden and offering lovely views of the river. You can enjoy this tranquil spot whilst using the garden furniture and BBQ supplied located directly outside of the kitchen/diner it s the perfect spot for enjoying drinks or a meal outdoors. Steps lead down to a second fully enclosed garden area with lawn and pretty flower beds. Heading back to the front of the property is an off-road parking space for one car. Need to know: 2 bedrooms 1 double and 1 twin. 1 bathroom with bath, shower bath and WC and 1 separate WC. Wood burner first basket of logs included, further available to purchase from the owner. Electric oven and gas hob, microwave and fridge/freezer. Utility area with dishwasher and washing machine. TV/DVD in lounge and TV in kitchen. Selection of books and board games. Electric and central heating included. Wi Fi included. Bed linen and towels included. 3 dogs welcome, more by arrangement. Off road parking for 1 car outside the property by arrangement with the owner, additional off road parking available approximately 60 metres away. Charcoal BBQ available. Strictly no smoking in the property. Beach 14 miles, shop 3 miles, pub within walking distance.
